ACP Equity investors will earn an 8% preferred return (paid quarterly, when available), a full return of invested capital, and 70% of the Project’s residual cash flows until the Investor earns a 15% IRR at which time the remaining proceeds will be split 70/30. The table below details potential returns to equity investors. Exit assumptions include an 6.0% cap rate selling the stabilized property at year 4. The investment is expected to produce a pre-tax IRR of approximately 18.7% and a cash multiple of 1.94x for equity investors. Annual economics are detailed below.
